SBEM Calculations & EPC
SAP stands for ‘Simplified Building Energy Model’ and is the government’s method for calculating the energy performance of commercial buildings. SBEM Calculations are a Building Regulations requirement for all non-domestic developments in the UK.
SBEM is used to calculate the energy required for heating, ventilation, cooling and lighting a building.
We offer a professional service to prepare your SBEM Assessments for your non-domestic building that is fully approved by UK Building Control departments.
SBEM is required by law for all new non-domestic buildings before construction. It’s used to demonstrate compliance with Building Regulations Part L2A for new builds or Part L2B for existing buildings.
The purpose of SBEM Calculations is to provide accurate and reliable assessments of non-domestic building energy performances, these calculations are needed to support UK energy and environmental policy initiatives. At Healthy Abode we will guide you through the complete SBEM process. There are essentially two stages:
As Designed SBEM Stage
Upon receipt of construction drawings and specification we will provide you with all of the relevant SBEM documentation to be submitted to Building Control as part of your Building Regulations application.
Before commencement of building work, an SBEM calculation should be carried out to demonstrate that the Building Emission Rate will be no worse than the Target Emission Rate. The design stage compliance documents is essential to demonstrate to your building control body that what you are proposing to build will be in compliance with the regulations.
We can assist you during the design stage to learn the effects of different design options. For instance, we can provide you with calculations that show the effects of different heating systems, hot waters systems, fabric u-values etc. Once you’ve settled on a set of building specifications, we will carry out the SBEM calculations and issue you with the design stage compliance documents.
The primary purpose of these calculations is to produce the EPC. Using an approved SBEM software, the CO2 emission of a building can be calculated based on the building specifications. This CO2 emission is refered to as the Building Emission Rate (BER). For a building to be compliant with the regulations, the BER must not be greater than the TER (Target Emission Rate)
Built SBEM Stage
On completion of building work, another SBEM calculation referred to as ‘As Built’ calculations needs to be undertaken, this is based on the actual building specifications. Any changes from design at the build stage need to be incorporated into the model.
At completion stage, as built SBEM compliance documents are produced these enable the client to demonstrate to their Building Control body that the building complies with all necessary regulations.
Non-Domestic Energy Performance Certificate
Once the construction has been completed and all works have been carried out and the As Built SBEM produced then a non-domestic Energy Performance Certificate (EPC) is produced.
